Dine in | Take out | Delivery
Developed by an experienced multi-brand / multi-unit
franchisee to be the best F&B franchisee business opportunity.
This isn’t just ‘another’ F&B franchise. Lift the hood on the 12th Street business model and you’ll be seriously impressed by the attention to detail – built for the franchisee’s profitability…
No F&B experience needed – just a passion for delighting customers
Why? Because the systems and processes have been carefully considered to minimise the skills required, which helps widen the pool of potential employees. Less staff, no chefs, your team can be all about service and smiles, increasing your choice and lowering costs.
A more sustainable food business
Burgers, chicken and shakes have been loved for decades, offering steady, regular demand for your business’s future. 12th Street isn’t one of those food-fashion concepts, here today/gone tomorrow!
American themed
Customers and employees all know what to expect with an American theme – from the friendly service to the quality of food. 12th Street combines British innovation
with American glamour.
Keep customers coming back forever
Genuinely unique recipes, bespoke sauces and ever evolving menus create loyal fans encouraging repeat purchases and referrals. 12th Street is a mix of counter and delivery services, balancing demand and income.
An F&B franchise built for the franchisees
Founder Adam Khan has extensive personal experience as a multi-unit franchisee operating several of the UK’s most highly regarded F&B brands. Their weaknesses, his frustrations and the behaviour of consumers lead him to develop 12th Street back in 2020.
We’ve tested and proven the 12th Street model across six locations, both with my team and our first four pilot franchisees. We know what works and what doesn’t… You’ve got to be brilliant at managing people – inspire your team to create the right atmosphere and they’ll make your stores successful for you.

The numbers: low CapEx, realistic ROI
Realistic total investment of c.£200k per store of c. 1000 – 1,200 sq ft for a shell unit with all services provided (50% bank funding available – subject to status). Adam presents true figures as he knows from direct experience that sometimes others promote numbers that are misleading of the actual total investment!
The potential EBITDA is c.£80k* per store for a franchisee who is following the business model. The split of income from dine-in/take-out/delivery can vary between locations.
*Note: these figures are a guide based on real-life franchisee performance and offer no guarantee of future financial returns. Profitability based on cash investment and business loans are not part of our business model. Profits can vary based on rents and other expenses.
Partners & Suppliers
- Delivery partners: benefit from exclusive partnerships with low commissions AND special relationships where partners will fund promotions of your business at their cost.
- Ingredients: biggest brands and highest quality, fully traceable and at the best prices, some pre-prepped for our optimised kitchen system – reducing complexity onsite.
- Innovation: Adam and the team are passionate foodies. Menu innovation is ongoing and a much-enjoyed process, we are always creating and testing new, unique and exciting ideas.
Tech & AI
Harnessing the latest tech is a continual area of focus to further drive profitability for franchisees through streamlining processes, improving marketing and reducing admin.
- 12th Street App for personalised promotions, loyalty and resource management.
- State-of-the-art POS system for customer experience, speed and accuracy of orders.
- Integration with aggregators reduces labour, admin and avoids mistakes.
- Digitised food standards records for auditing saves time.
People & Planet
While reducing waste and cost efficiencies are important ongoing initiatives, actually the real secret to your success is down to the atmosphere created by you and your people.
- Human-2-Human: with our American theme the expectation is of warm welcoming customer interactions in store, focusing on personality, service and experience.
- Local fit-out: while we have a recommended fit out company, we are encouraging of franchisees using their own local supplier if the price and standards are right.
- Minimising waste: almost all packaging is recycled and everything including straws is paper-based; no plastics except for serving the milkshakes.
Your 12th Street Business Journey
Leadership from a franchisee who’s been in your shoes
This is a British brand owned by the founder whose intention is to create a legacy for his family – refreshing in a world of multi-brand, corporate and venture capital-owned networks focused on short-term ROI and not necessarily their franchisees’ future…
Adam has put in place a full franchisee support team ready to guide and support the growing network on all areas of business, from financial management to marketing, operations and HR. He knows what a franchisee needs to be successful from his own experience.
