Sourced Property - A Property Franchise Built for Wealth Creation

Building wealth through property shouldn't depend on who you know, how much capital you have, or years of experience.

Sourced is a national property franchise designed to remove those barriers, giving ambitious people the systems, support and connections to build long-term wealth through property.

This is not a training course, it’s a platform for people who want control, scale and serious results.

Our origin story

When our founder Steve Moss began building his own property businesses, he encountered the same obstacles that stop thousands of aspiring investors every year: limited access to the right network, difficulty securing funding and no clear blueprint to follow.

Rather than accepting those barriers, Steve built a better way.

In 2017, he launched Sourced Property with a simple mission: to give ambitious people the systems, support and connections he wished he'd had when he started.

As the network evolved, Steve expanded the Sourced ecosystem to solve the challenges Partners faced, introducing in-house funding, launching Sourced Living to complement the investment side of the business, and creating Sourced Enterprise to simplify business setup and bookkeeping.

Nearly a decade later, what started as one property franchise has grown into a complete ecosystem built around helping Partners succeed.

How your business works

As a Sourced Property Partner, you'll build your own property business using proven strategies that generate income today while helping you build long-term wealth.

Some Partners focus on sourcing deals for investors and earning fees. Others use those profits to grow their own buy-to-let portfolios, complete refurbishments or invest in HMOs. Many combine several strategies as their business grows.

With access to funding, investors, technology and expert support, you're able to build a business that fits your goals, without starting from scratch.

A proven route into high-value property deals

Through Sourced, Partners operate across multiple income-generating strategies, including:
  • Property sourcing and deal packaging
  • Buy-to-lets and portfolio building
  • Flips and refurbishments
  • HMOs
  • Supported housing
  • Joint ventures and investor-backed projects
You’re not limited to one model. You build a strategy that suits your appetite, ambition and market.

Access that individuals don’t get alone

Instead of spending years building relationships, sourcing software and attracting investors yourself, you plug straight into an established ecosystem.

As a Partner, you benefit from:
  • Access to over 100,000 active property investors
  • The ability to package and sell deals without owning property
  • In-house funding solutions to accelerate portfolio growth
  • Exclusive off-market opportunities
  • Precision deal analysis tools to assess opportunities quickly and accurately
On top of this, you gain access to our bespoke, in-house tech stack, including a custom CRM, land and deal search tools, and an investor app for placing live opportunities directly in front of investors.

All systems are included within the franchise fee and designed to replace costly third-party platforms.

Real Partners. Real results.

Sourced Partners are building successful property businesses in different ways, all using the same platform, systems and support.
  • Fahad and Sajith joined Sourced just 18 months ago and have already completed two projects: a flip generating £60,000 profit and an HMO conversion set to generate £46,800 in annual rental income.
  • Mike built a successful deal sourcing business, generating £24,000 in a single month and building towards a £100,000 annual income from sourcing alone.
  • Shahid earned £750,000+ through deal sourcing, then took his business global by relocating to Dubai while continuing to operate remotely.
  • Tim joined Sourced with no property experience. Four years later, he has built a £750,000+ buy-to-let portfolio and generates a full-time income from rental properties.
These aren't one-off success stories. They're what happens when you follow a proven system and have the right support behind you.

Support that matches the ambition

Every Partner is backed by a hands-on support framework designed to accelerate progress:
  • A dedicated Business Development Manager
  • Structured onboarding and advanced training
  • Ongoing one-to-one support and deal reviews
  • Ready-made legal documents and marketing materials
  • Bespoke software to reduce admin and improve efficiency
  • A nationwide Partner network sharing knowledge, capital and deals
You’re supported, but you’re in control.

Who this franchise is for

Sourced Property suits individuals who:
  • Want exposure to serious property opportunities
  • Value access, leverage and credibility
  • Want to build wealth, not just income
Previous property experience is not essential, commercial mindset and ambition are.

Investment overview

  • Franchise fee: from £9,999 + VAT
  • Term: 5 or 10 years
  • Training, support, systems and tools included

The Sourced difference

Most people approach property alone. Most never gain access to the deals, capital or investors that matter.

Sourced gives you the platform, credibility and infrastructure to operate at a higher level, faster.

Opportunities are limited per quarter to ensure every Partner receives the optimal level of support and opportunity.

How Dave secured long-term rental income through supported housing

A Sourced Property Partner is using supported housing to build predictable, recurring rental income through long-term agreements with trusted providers.

Sourced Property Image

For investors looking beyond traditional buy-to-let, supported housing can offer a different approach to generating rental income, with the potential to secure longer-term contracts and greater visibility over future income.

For Dave, this strategy is helping him explore opportunities that go beyond simply buying a property and finding a tenant.

What is supported housing?

Supported housing provides accommodation for people who may need additional support in their day-to-day lives.

For property investors, this can create opportunities to work with specialist providers who require suitable properties to house their residents.

Rather than relying on individual tenants and shorter-term tenancies, investors can potentially secure a long-term agreement directly with a supported housing provider, creating a more predictable and stable rental income stream.

One of the biggest advantages is the potential for guaranteed rental income for the duration of the contract.

That means investors can benefit from:

  • Guaranteed rental income throughout the contract
  • No void periods between tenants
  • No tenant switchovers
  • No need to continually find new tenants
  • Greater certainty over future rental income

One example demonstrates the potential:

  • £2,500 monthly rental income
  • 7-year fixed contract

  • £30,000 rental income per year
  • £210,000 rental income over the full agreement

That means one property could generate £210,000 in contracted rental income over the lifetime of a seven-year agreement.

For investors used to the uncertainty of traditional buy-to-let, where voids and tenant changes can interrupt rental income, this can offer a very different approach.

Why Dave chose supported housing

For investors like Dave, one of the biggest attractions of supported housing is the certainty of long-term income.

With a suitable agreement in place, the investor isn't relying on individual tenants to remain in the property. Instead, the provider agrees to the rental payments for the duration of the contract.

That can mean no void periods, no tenant switchovers and no ongoing search for new tenants, giving investors greater visibility over their rental income for years at a time.

And the opportunity doesn't necessarily end with one property.

Building strong relationships with trusted providers can lead to further opportunities, as providers may need additional suitable properties for their requirements.

For investors looking to build predictable, recurring rental income, supported housing offers a fundamentally different approach to traditional property investment.

But securing the right agreement is just as important as finding the right property.

More than just finding a property

The hardest part of supported housing isn't necessarily finding a property.

It's understanding the strategy, navigating compliance requirements, identifying the right providers and securing a long-term agreement that works for everyone involved.

That's where the wider Sourced ecosystem can make a difference.

Sourced Property Partners have access to training, guidance, technology and industry relationships that can help connect them with the right providers and opportunities.

For supported housing in particular, having connections within the industry can be invaluable when it comes to identifying reputable providers and working towards securing suitable long-term contracts.

Understanding how the property, provider and agreement fit together is essential.

The aim is not simply to help Partners find a property. It's to give them the knowledge, support and industry connections to help turn that property into a long-term, income-producing investment.

The power of long-term agreements

One of the biggest advantages of supported housing is the potential to secure guaranteed rental income for the duration of a long-term contract.

Using the example above, a property generating £2,500 per month under a seven-year fixed contract would provide:

  • £30,000 per year
  • £210,000 over seven years

But the benefit isn't just the total figure.

For an investor, having an agreed rental income for the duration of the contract can provide significantly more certainty than a traditional tenancy.

There are no regular tenant switchovers to manage, no gaps between tenants to account for and no need to continually find someone new to occupy the property, subject to the terms of the provider agreement.

And when a strong relationship is established with a provider, the opportunity may not end with one property.

Trusted provider relationships can potentially lead to repeat opportunities as providers look for additional suitable accommodation.

Why the right support matters

Supported housing is not simply about finding a property and putting a tenant in it.

There are additional considerations around compliance, property suitability, provider relationships and the structure of the agreement.

That means investors need to understand the strategy before pursuing an opportunity.

At Sourced, Property Partners have access to training, guidance and industry connections to help them navigate different property strategies and identify where opportunities may exist.

Importantly, our relationships and connections within the supported housing industry can also help Partners connect with potential providers and work towards securing the long-term agreements that make the strategy so attractive.

The aim is to give Partners more than just the knowledge to find properties. It's about helping them understand the full process, from identifying a suitable property and understanding the compliance requirements through to building provider relationships and securing a long-term contract.

That combination of property expertise, industry connections and ongoing support can help Partners approach supported housing with greater confidence.

Could supported housing be your next property strategy?

For investors looking to build recurring income, diversify their portfolio or explore less traditional areas of the property market, supported housing could be a strategy worth investigating.

Dave's experience highlights the potential of combining suitable properties with long-term provider agreements and the right industry relationships.

A single property with a £2,500 monthly rental agreement could generate £210,000 over seven years.

The opportunity isn't simply in finding the property.

It's in understanding the strategy, finding the right provider and securing an agreement that creates long-term value.

Sourced Property Partners have access to the training, support and industry connections to help them explore opportunities like these.

FAQs

What is supported housing?

Supported housing provides accommodation for people who require additional support. Property investors can work with specialist providers to supply suitable properties under rental agreements.

How much rental income can supported housing generate?

Rental income varies depending on the property, provider, location and agreement. In the example used here, a four-bedroom supported living children's home generates £2,500 per month, equivalent to £30,000 per year.

How much could a seven-year supported housing contract generate?

At £2,500 per month, a seven-year fixed agreement would generate £210,000 in rental income over the full term, assuming the agreement remains in place at that rate.

Why are long-term contracts attractive to property investors?

Long-term agreements can provide greater visibility over future rental income compared with shorter-term tenancies. They can also help investors plan their cash flow and portfolio strategy.

What do investors need to consider with supported housing?

Investors need to understand factors including property suitability, compliance requirements, provider relationships and the terms of any proposed rental agreement. Specialist guidance is important before entering into an agreement.

Can supported housing create recurring income?

It can. A long-term agreement with a provider can create a recurring rental income stream, although the exact income and contract terms will depend on the individual property and agreement.

How can Sourced help with supported housing?

Sourced Property Partners have access to training, guidance and industry connections designed to help them understand specialist property strategies, including the considerations involved in supported housing.
